What is your check-in process? Where do I get keys?
We have instituted a contactless check-in process for all of our properties. This allows us to give you access to the property safely and without an in-person meeting. This will save you a ton of time and let you get right to enjoying your stay.
Check-in time is 4pm. A few days before your scheduled arrival, you will receive an email with your arrival instructions. The instructions will contain a door code for you to use in place of a key to gain access to the property. There may be additional useful information in the email including directions or property specific details, so make sure to read it completely.
Why can’t I find the property address on your website?
In an abundance of caution, we do not publish any physical address online. We do this to not only protect our property but to protect the privacy of our guests. The property address is only provided to confirmed renters and will be in the email with your arrival instructions. We try to be clear on the general location in the description and are always happy to answer any questions that may help you plan your trip.
What is you Cancellation/Refund policy?
We understand that life happens and plans change. We do recommend purchasing travel insurance to protect your purchase. We try to have a generous but fair policy to make sure we can accommodate our guests. If you request a cancellation 14 days or prior before the start of your reservation, we will happily refund 100% of your payment. If you request cancellation less than 14 days, we can refund 100% if we can rebook those days with other guests. Alternatively, if possible, we will work with you to give credit and find better dates for your visit in the future.
We cannot control the weather and will not issue a refund due to inclement weather except in the case of severe natural disasters and state of emergencies (i.e. hurricanes, etc.).
Should I Purchase Travel Insurance?
Travel insurance is optional of course, but we recommend everyone purchase travel insurance. Travel insurance can help protect you from last minute emergencies and cancellations and it is actually quite affordable. Relax knowing you and your budget are protected from the unexpected.

Do you allow pets?
Pets are not permitted at any of our beach condos due to the rules of the HOA.
What do you provide? Do I need to bring anything?
We try to provide everything you would need for a comfortable stay. We recommend bringing any specialty items you think you may need, anything you want for the beach and personal care items. Each property varies a bit but generally each property contains:
- Linens: towels, pillows & bedding
- Full Kitchen: oven, refrigerator, microwave, dishwasher, Keurig coffee maker, small appliances, dishes, glasses, mugs, flatware, utensils and cookware
- Laundry: washer & dryer (The Guest Nest has a coin operated laundry room available)
- Selection of books and games
- WiFi – bring your app logins like Netflix to enjoy!
What have you done in response to COVID-19?
We take our guests’ safety very seriously and do our best to provide a clean and safe place to enjoy. We have professional cleaners in-between tenants and they follow CDC cleaning guidelines and use disinfectant as part of their cleaning process. There is a minimum five-hour buffer for cleaning time built into our reservation system. We have also instituted a contactless check-in and check-out process, so our guests do not need to meet or see anyone before, during or after their stay.
How do I know I am making a safe transaction?
Unfortunately, there a lot of scammers out there. We would never want any of our guests duped by the bad guys. Here are a few things you can do to ensure a safe transaction with us.
- Only book on redbirdvaca.com – except in very rare circumstances, we will never take reservations offline.
- Only make payments through our payment processing vendors Stripe and Paypal Business. They will ensure your personal information is secure and will not share any of your private information with us. They also offer fraud protection to help guarantee you are making a safe transaction. We will never ask you directly for cash, checks, credit card numbers or banking information. Nor will we ask you to use Paypal Friends & Family (different from Paypal Business), Venmo, Cashapp, Zelle, etc.
- Pay with credit cards for an added layer of fraud protection.

How do I book online?
- Start at www.redbirdvaca.com and click the “Book” button underneath the property you want to reserve.
- Choose the dates you would like to book. Pick the check-in date first, then the check-out date.
- Click “Check Availability” Button and if those dates work, click “Confirm Reservation”
- Fill out all of the information on the next page and click “Book Now” button at the bottom of the page.
- If using Paypal, either login into your account, or to pay by credit card as a guest, click the gray “Pay with Debit or Credit Card” button near the bottom.
- Fill out the credit card information and click “Pay Now” at the bottom. You and I will both get an email receipt of the transaction.
What is a King Tide?
If you spend a considerable amount of time in coastal areas, chances are you will come across a phenomenon known as a King Tide. This term, although not scientifically precise, is commonly used to describe exceptionally high tides that occur a few times each year. These tidal events tend to coincide with new or full moons, when tides are naturally higher than average.
In regions with low-lying topography, such as the South Carolina low country, King Tides can result in tidal flooding. This type of flooding, often referred to as nuisance flooding, involves the temporary submergence of low-lying areas, particularly streets. In cases of heavy rainfall, the impact of King Tides can be further amplified. Although these floods generally pose minimal risk to property and human safety, they can be quite inconvenient.
In Garden City, the most significant flooding is observed on roads closest to the marsh. To mitigate the effects, one can sometimes opt for alternative routes, such as traveling north and utilizing Surfside Drive or 16th Ave N to access or depart from the beach area.
Should you find yourself staying with us during a King Tide, take the opportunity to witness this unique natural event. Rest assured, it is a temporary occurrence, and the water will recede within a few hours. However, bear in mind that King Tides often persist for several consecutive days, so plan your activities accordingly. Many individuals navigate through the flooded streets without difficulty, depending on their vehicles. Nonetheless, exercise caution as the water may be deeper than it appears, and there could be hidden objects on the road.
